Miami-Dade County permits, code cases and property records
Miami-Dade publishes more of its property record than most counties: the appraiser's parcel roll, county-issued building permits with inspection and certificate dates, open and closed building violations, and code compliance cases, all updated daily. ParcelPast reads them live for one address.
Who holds which record
- Property Appraiser. The parcel roll: folio number, site address, use, year built, areas, last sale and assessed value. Every other record keys off the folio.
- County building department. Permits for unincorporated Miami-Dade: type, issue date, inspections, certificates of completion or occupancy. The published permit data runs from January 2020.
- Building violations. Cases the building department opens on a parcel, including the expired-permit cases it opens when a permit lapses without a final inspection. Open cases and cases closed in the last five years are published.
- Code compliance. Neighborhood code cases: overgrowth, junk, work without a permit, missing certificate of use, and the like, with the county's description and status.
- Cities. Miami, Hialeah, Coral Gables, Homestead and the other municipalities run their own building departments. Their permits are not in the county's files, and ParcelPast does not read them yet. The free check tells you which jurisdiction an address falls in.
Searching it yourself
Start with the Property Appraiser's property search to get the folio. The county building department's permit search and its code enforcement search both take the folio or the address. Expect four systems and address formats that differ from one to the next: the appraiser writes "SW 186 ST", the MLS writes "SW 186th St". The report exists so you do not have to reconcile them during an inspection period.
What a Miami-Dade report contains
Parcel facts from the appraiser; every county-issued permit since 2020 with its number, type, issue date, last approved inspection and certificate dates; each open building violation and each case closed in the last five years, with the permit it relates to; each open code compliance case with the county's description; and the date and time it was all read. A real example.
