Hillsborough County permits, code cases and property records
Hillsborough publishes its property record across three public systems: the property appraiser's parcel roll, the county's permit dashboard, and code enforcement's case list. ParcelPast reads all three live for one address, in Tampa's suburbs and the rest of unincorporated Hillsborough.
Who holds which record
- Property Appraiser (HCPA). The parcel roll: folio number, site address, owner of record, use, year built, areas, last sale and assessed value. Every other record keys off the folio.
- County permit dashboard. Permits for unincorporated Hillsborough: type, status (including a permit the county's own dashboard marks Expired), issue date and certificate-of-completion date.
- Code enforcement. Cases the county opens on a parcel for code violations, with the case number, status and the officer assigned.
- Cities. Tampa, Temple Terrace and Plant City run their own building departments. Their permits are not in the county's files, and ParcelPast does not read them yet. The free check tells you which jurisdiction an address falls in.
Searching it yourself
Start with HCPA's property search (hcpafl.org) to get the folio. The county's Accela-based permit dashboard and the code enforcement case list both key off the folio, written with a decimal inserted six digits in ("0854381468" on the roll becomes "085438.1468" on the dashboard). Street names keep ordinal suffixes ("11TH", not "11"), and a quadrant like SE is usually a prefix before the street name, not a suffix after it ("SE 11TH AVE", not "11TH AVE SE") — the opposite of how most listings write it. The report exists so you do not have to reconcile these formats during an inspection period.
What a Hillsborough report contains
Parcel facts from the appraiser; every permit on the county's dashboard with its number, type, issue date, certificate date and status as the county states it; each code enforcement case with its number and status; and the date and time it was all read. A real example (Miami-Dade; the Hillsborough layout is the same).
